How EMI is Calculated
EMI is calculated using a mathematical formula that factors in the principal amount, interest rate and loan tenure. The formula is: EMI = P × r × (1+r)^n / ((1+r)^n - 1), where P is the principal, r is the monthly interest rate (annual rate divided by 12) and n is the number of monthly instalments.
What makes EMI calculations complex is the reducing balance method used by most banks. In the early months of a loan, most of your EMI goes toward interest. As you pay down the principal over time, more of each EMI goes toward reducing the principal. This is why prepaying a loan in the early years saves significantly more interest than prepaying later.
Home Loan EMI in India
Home loans are the largest financial commitment most Indians make. Current home loan interest rates in India range from approximately 8.5% to 10.5% depending on the bank, your credit score, income and the type of property. A ₹50 lakh home loan at 9% for 20 years results in an EMI of approximately ₹45,000 per month. At the end of 20 years, you would have paid approximately ₹1.08 crore — more than double the loan amount.
